Most offices do best with professional cleaning 2 to 3 times per week. Offices with heavy client traffic, a busy shared kitchen, or more than about 25 people on site usually need nightly service. Very small offices with a handful of staff and few visitors can often get by with weekly cleaning, as long as someone handles trash and quick wipe-downs in between.
The right answer depends on how your space is actually used. Here is how to work it out.
The Four Things That Decide Your Schedule
1. How many people use the space each day
More people means more trash, more restroom use, and more fingerprints on shared surfaces. A five-person office generates a fraction of the wear of a 40-person floor, even if the square footage is similar.
2. How many visitors you get
Client-facing offices like insurance agencies, real estate brokerages, and law firms are judged by their lobby, conference rooms, and restrooms. If clients walk through every day, those areas need attention more often than back-office space.
3. Restrooms and kitchens
Restrooms and break rooms are where buildup shows first and where germs spread fastest. An office with one shared restroom and a busy kitchen often needs more visits than its size suggests.
4. Your type of business
Medical, dental, and therapy practices need disinfection of exam rooms, waiting areas, and touch points at every visit, which usually means nightly service. Read more on medical office cleaning.
A Simple Guide by Office Type
- Small professional office (under 10 people, few visitors): weekly cleaning, plus staff emptying small trash cans between visits.
- Typical office (10 to 25 people, some client traffic): 2 to 3 visits per week, spaced out, for example Monday, Wednesday, and Friday.
- Busy or client-facing office (25+ people, or daily visitors): nightly cleaning, Monday through Friday.
- Medical and dental practices: nightly cleaning with disinfection of exam rooms and touch points.
- Large or high-traffic buildings: nightly cleaning plus a daytime porter to keep restrooms, lobbies, and kitchens in shape during business hours.
What Gets Cleaned at Each Visit vs. Less Often
A good schedule does not clean everything every time. It matches each task to how fast that area gets dirty.
Every visit:
- Empty trash and recycling, replace liners
- Clean and disinfect restrooms, restock paper and soap
- Wipe break room counters, sinks, tables, and appliance fronts
- Disinfect high-touch points: door handles, light switches, railings, shared equipment
- Vacuum high-traffic carpet and mop hard floors in entries, kitchens, and restrooms
Weekly:
- Dust desks, shelves, window sills, and other reachable surfaces
- Vacuum all carpeted areas, including offices and under desks where accessible
- Clean interior glass, partitions, and entry doors
Monthly or quarterly:
- High dusting of vents, light fixtures, and ledges
- Detail baseboards and door frames
- Deeper floor care, scheduled based on traffic and floor type
Signs Your Current Schedule Is Not Enough
- Trash cans are full before the next cleaning visit
- Restrooms run out of paper or soap between visits
- Staff are wiping down the break room themselves
- Dust is visible on desks and sills within a day or two of a visit
- Clients or employees have mentioned the restrooms or the smell of the kitchen
If two or more of these sound familiar, adding a visit usually fixes it. More frequent visits also tend to make each visit faster, because there is less buildup to deal with.
Daytime vs. After-Hours Cleaning
Most Wilmington offices choose after-hours cleaning, so crews work without interrupting meetings or phone calls. If your space is busy all day, a daytime porter can cover restrooms, lobbies, and kitchens while you are open, with the main cleaning done after hours.
